India’s Green Office Space Set to Skyrocket to 700 Million Sq Ft by 2027

 

India's green office inventory is expected to double to 700 million sq ft over the next 2–3 years from 503 million sq ft in 2024, according to a latest CREDAI-Colliers report. The boom means effectively 80–85% of all new office leasing occurring in green-certified space, an alarming shift in tenant demand for sustainability. Bengaluru leads the way with 31% of the nation's green office stock, followed by Delhi NCR and Hyderabad. Green-certified offices now command rental premiums of up to 25% and enjoy higher occupancy levels (80–90%) than their non-green counterparts. The trend is fueled by environmental regulations, investor appetite, and growing awareness of energy efficiency's long-term payback. Retrofitting existing buildings to sustainability provides a ₹425 billion investment opportunity that propels India's transition towards a greener commercial real estate space even quicker
