In a major boost to its logistics infrastructure, Scootsy Logistics, a subsidiary of Swiggy, has leased a sprawling 580,000 sq ft warehouse at One K Square Logistic Park in Bhiwandi, near Mumbai. The move marks one of the largest warehousing lease transactions in India this year, signaling Swiggy’s aggressive push to scale its Instamart quick-commerce vertical.

Deal Details & Strategic Significance
  • Lease Size: 580,000 sq ft
  • Location: One K Square Logistic Park, Bhiwandi (Mumbai Metropolitan Region)
  • Tenure: 5-year lease with a 5-year lock-in period
  • Monthly Rent: Over ₹27.5 per sq ft
  • Purpose: Centralized warehousing to support premium grocery delivery and last-mile fulfillment
This expansion follows Swiggy’s ₹1,000 crore investment in Scootsy earlier this year, aimed at strengthening its supply chain and enhancing delivery speed and inventory control.

From Hyperlocal to Centralized Fulfillment
Scootsy, originally launched in 2015 as a hyperlocal delivery startup, was acquired by Swiggy in 2020. Since then, it has pivoted toward premium grocery and essentials delivery, becoming a key cog in Swiggy’s logistics engine. The new warehouse will serve Mumbai and surrounding regions, enabling faster stock replenishment and better integration with micro-fulfillment centers.

Warehousing Sector on the Rise
  • India’s warehousing demand surged 33% YoY in H1 2025, with 20 million sq ft leased across major cities
  • Bhiwandi remains a top logistics hub due to its proximity to Mumbai and access to national highways
  • Third-party logistics (3PL) firms contributed 32% of total leasing activity, highlighting robust industrial momentum
