Keystone Realtors Ltd, part of the Rustomjee Group, has been selected as the developer of choice by eight housing societies across Mumbai, unlocking a Gross Development Value (GDV) of ₹3,000 crore. This marks one of the company’s most ambitious redevelopment pushes to date, reinforcing its dominance in Mumbai’s high-density urban renewal market.

The projects span key micro-markets including Malad West and Sion Koliwada, where Keystone will redevelop aging housing societies into modern gated communities. The Malad West project alone covers 12,120 sq. meters and involves the Veena Nagar and NeelKamal Ghruh Co-operative Housing Societies, with a GDV of over ₹1,200 crore. Meanwhile, the GTB Nagar redevelopment in Sion, in collaboration with MHADA, carries a GDV of ₹4,521 crore, making it one of the largest cluster redevelopments in the city.

Key Highlights:

Total GDV across projects exceeds ₹7,000 crore, with eight new projects added in FY25.

Redevelopment to unlock over 20 lakh sq. ft. of saleable area and rehouse thousands of residents.

Keystone’s strategy focuses on cluster redevelopment, enabling larger layouts and better amenities.

The company is also part of a JV with Ajmera Realty for a Bandra West project worth ₹760 crore.

With Mumbai’s land scarcity and aging infrastructure, Keystone’s aggressive redevelopment strategy positions it as a key player in reshaping the city’s residential landscape.
