Keystone Realtors Ltd, part of the Rustomjee Group, has achieved a milestone by acquiring the Letter of Acceptance (LOA) for redevelopment of the highly anticipated Guru Tegh Bahadur (GTB) Nagar in Sion, Mumbai. The project, with a staggering gross development value (GDV) of ₹45.21 billion, will transform the lives of over 1,200 families and ranks among the city's biggest cluster development projects in recent years.

Historic Redevelopment: After over a decade of legal battles and holdups, the Maharashtra Housing and Area Development Authority (MHADA) has sanctioned the redevelopment of the 11.2-acre GTB Nagar complex in favor of Keystone Realtors. The plan includes the rebuilding of 25 buildings and housing more than 1,200 tenement families, most of whom have been dwelling in substandard conditions since the initial buildings were constructed for Partition refugees between 1954 and 1987.
 
Project Size & Value: Redevelopment GDV has been estimated at ₹45.21 billion and is Keystone Realtors' flagship project, in addition to being a substantial addition to its existing robust project pipeline and financials.
 
Resident Benefits: A contemporary 635 sq ft flat will be provided to each family. The displaced residents will be paid a monthly rent of ₹20,000 during construction, with five years of maintenance assistance being given by MHADA after possession.
 
Strategic Expansion: The project showcases Keystone's leadership position in the Mumbai redevelopment space and aligns with its strategy of focusing on high-value, high-ticket-size projects in the Mumbai Metropolitan Area. The organization is charting a 32% expansion in housing sales bookings to ₹4,000 crore in FY26, driven by a strong launch pipeline as well as continuing demand for branded developments. Wider Impact: In addition to the residents of the tenements, approximately 200 slum residents will also be accommodated, and MHADA will be offered huge additional housing stock as part of the deal.
