Apeejay Surrendra Park Hotels Ltd, the luxury boutique hospitality chain behind The Park and Zone by The Park, is accelerating its growth strategy with a mix of new property launches and strategic acquisitions. The company plans to add 250 rooms in FY26, aiming for high-teen revenue growth, buoyed by strong occupancy and rising average room rates.
A key highlight is the ₹209 crore acquisition of Zillion Hotels & Resorts in Juhu, Mumbai, which will be transformed into an 80-room boutique hotel with a rooftop bar, expected to open by July 2026. This property alone is projected to contribute ₹20–25 crore to EBITDA by FY27.
In FY25, Park Hotels added 194 keys, including two palace hotels—Ran Baas Palace in Patiala and Lotus Palace in Chettinad—bringing its portfolio to 35 hotels with ~2,500 rooms. The group reported ₹177 crore in Q4FY25 revenue, with a 92% occupancy rate and 13% growth in RevPAR and ARRs.
