Ansal Properties Engages with Authorities Following ED Searches in Delhi and Lucknow

Ansal Properties and Infrastructure Ltd (APIL) is under intensified scrutiny after the Enforcement Directorate (ED) conducted search and seizure operations at the company’s offices in Delhi, Lucknow, Noida, and Ghaziabad on April 30, 2025. The raids were triggered by a report from the Uttar Pradesh Real Estate Regulatory Authority (UP RERA), which uncovered serious financial irregularities, including the alleged diversion of over ₹600 crore collected from homebuyers across various housing projects.
 
A six-member ED team, accompanied by security personnel, examined electronic records, financial documents, and bank accounts at APIL’s Lucknow office, while similar searches were carried out simultaneously at NCR locations. Employees were questioned as part of the investigation into charges of investor fraud, illegal sale of government land, and financial misappropriation. Promoters Pranav Ansal and Sushil Ansal are already facing multiple FIRs-over 70 cases have been filed against the company, which is currently undergoing insolvency proceedings under the NCLT’s CIRP framework.
 
Earlier this month, the Income Tax Department also raided APIL’s Lucknow premises, seizing documents related to alleged tax evasion and suspicious transactions. The company’s expansion had previously benefited from controversial policy relaxations, further fueling regulatory concerns. The ED’s latest action signals mounting legal troubles for Ansal Properties as authorities intensify their crackdown on financial misconduct in the real estate sector.
