Luxury Housing Outpaces Market: Prices Surge 40% Since 2022

According to ANAROCK Research, homes priced above ₹1.5 crore recorded the sharpest appreciation, rising from an average of ₹14,530 per sq. ft. in 2022 to about ₹20,300 per sq. ft. in 2025. Delhi NCR saw the steepest increase, with luxury homes climbing 72% to ₹23,100 per sq. ft. MMR followed with a 43% rise, while Bengaluru posted 33%. Affordable homes, priced below ₹40 lakh, rose modestly, reflecting slower demand compared to premium housing.
