Dwarka Expressway: Gurugram’s Golden Mile Sees Home Prices Skyrocket 5X in 14 Years

According to fresh findings released today by real estate analysis company PropEquity, Dwarka Expressway, Gurugram has experienced an extraordinary five-fold average hike in housing prices over the past 14 years. The weighted average price of new residential launches on the corridor has climbed from ₹3,753 per sq ft in 2010 to ₹18,668 per sq ft in 2024, driven by escalating land costs, a powerful increase in demand, and advancements in the corridor infrastructure.
 
The report by PropEquity shows a total of 42,816 housing units were launched on the expressway between 2010 and 2024, a total of 41,899 units were sold on the corridor during the same period, indicating sustained buyer interest and strong absorption rate. The transformation of the area has also accelerated due to key infrastructural projects such as the opening of the 19-km Gurugram stretch of the expressway, Yashobhoomi Convention Centre, and the soon to be ready Dwarka Golf Course in Sector 24. The redevelopment of the Bijwasan railway station at the intersection of Dwarka Expressway and UER II will also enhance connectivity in the area and assist continuing growth.
 
Samir Jasuja, Founder & CEO PropEquity said that between 2025 to 2030, more than 18,000 new units will likely be launched, of which, more than 15,500 units to be absorbed; this holds true to the status of the corridor as a high demand real estate destination. Industry experts attribute the price increase to several factors, including real estate led development for infrastructure and the maturation of an ecosystem existing for retail, education, healthcare, and business hubs while also noting a shift in buyer preferences towards premium and spacious homes.
 
Experts anticipate Dwarka Expressway will continue to grow upward as property values increase 40-60% in five years due to continued investment of infrastructure while the corridor continues to garner appeal as a premium residential and commercial address.
