Blackstone's Billion-Dollar Bet: Real Estate Giant Storms into Indian Housing Market

Blackstone, a global asset management firm, has made a noteworthy entry into India’s residential real estate market by buying a significant stake in Kolte-Patil Developers Limited. The deal, worth ₹1,925 crore, consists of Blackstone acquiring a 40% stake in the Pune-based developer. With this acquisition, Blackstone makes its first substantial investment into India’s residential real estate sector, having previously ramped up its investments into office bundles, shopping malls, and data centres. The deal consists of a 14.3% stake acquired via a preferential allotment for ₹417 crore, and 25.7% purchased from existing promoters for ₹750 crore. Blackstone also initiated an open offer to acquire an additional 26% from public shareholders. Khaitan & Co. acted as advisors to Blackstone on this milestone transaction, which is expected to drive new capital and global experience to the opportunity for Kolte-Patil Developers.
