India's middle class is experiencing a wealth generation revolution, thanks to the overnight growth in Real Estate Investment Trusts (REITs). Once in the exclusive domain of the super-rich, commercial property is now accessible to millions, offering a mix of steady income, capital appreciation, and liquidity—a winning proposition for the new-generation, mobile Indian investor.
Key Highlights
Real Estate Democratization: REITs allow individuals to own revenue-generating commercial real estate like offices, malls, and warehouses using relatively little capital, circumventing the high entry cost obstacle of direct ownership.
Distribution Records: India's four listed REITs paid out more than ₹6,070 crore to unitholders in FY25, a 13% year-on-year rise, as leasing action and investor sentiment improved.
Explosive Growth: Volumes traded in REITs increased by an amazing 400% from FY23 to FY25 and the unitholder base also reached over 2.64 lakh, which indicates their popularity with retail investors.
Regulatory Push: SEBI's new regulation, under which Small & Medium REITs (SM-REITs) have been launched, have lowered the minimum investment levels, thus making REITs more affordable for the middle class.
Attractive Returns: REITs offer returns every quarter, exposure to high-quality property, and the prospect of capital appreciation, outshining traditional fixed deposits as well as a range of other investment options.
Market Maturity: India's REIT space currently boasts assets of over ₹1.63 lakh crore and a total market cap of over ₹98,000 crore. The strength of the segment can also be gauged from a net operating income growth of 16% per annum.
Financial Inclusion: With India transitioning to a $5 trillion economy, REITs are becoming potent instruments of financial inclusion that are helping the middle class become a part of the country's growth story.
