Developers have been actively launching projects around infrastructure corridors such as Metro lines, the coastal road and trans harbour link, translating into strong bookings that are now showing up as registrations. For many buyers, this continues to be a “buy before it gets more expensive” market, rather than a wait and watch phase.

Early readouts from registration data indicate that a large chunk of transactions remains concentrated in the Rs 1 crore to Rs 2.5 crore bracket, led by western and central suburbs, Thane and Navi Mumbai. Premium and luxury deals have also held up, driven by upgrades from existing city residents rather than speculative investors. Brokers and lenders point out that salaried buyers with dual incomes, stable jobs and access to home loan top ups are the core engine behind this cycle.
